How much does a roof inspection cost?
We'll explain what's involved when you schedule. You get a full roof and attic check, a dated photo report, and a clear recommendation before you decide on any work.
What's included in a roof inspection?
Shingles, flashing, pipe boots and vents, decking, attic, gutters, and ventilation — plus photo documentation of anything we find, whether that's hail damage, a leak source, or nothing at all.
How long does a roof inspection take?
45–90 minutes depending on your roof's size and complexity, plus a few minutes in the attic checking for daylight and water stains.
Is there really no obligation?
Yes. You keep the report either way, and plenty of inspections end with “you're fine for a few more years.” We'd rather earn your call when you actually need a repair or replacement than push one you don't.
How often should I get my roof inspected?
Twice a year — spring and fall — plus after any major hail or wind event, or before a home sale or insurance renewal.
Do you inspect the attic too?
Yes — most roof problems show up as water stains, daylight through the decking, or poor ventilation in the attic before they're visible from outside.
What's a 4-point inspection, and do I need one for insurance?
A 4-point inspection is a report Texas insurers often require on older homes, covering the roof, electrical, plumbing, and HVAC systems — it's typically completed by a licensed inspector. Our roof inspection covers the roofing portion in detail and gives you a dated photo report, so you already know your roof's condition before you pay for the full 4-point form.
